Ponding water
Water that sits on the roof for more than a day or two after rain is a red flag. Ponding stresses the waterproofing membrane and accelerates wear in that spot.
Cracks, splits, and bubbles
The membrane on a flat roof can crack, split, or blister over time, especially with sun and heat exposure. Bubbles and soft spots often mean moisture has gotten underneath.
Interior stains
Stains on ceilings or walls, particularly in the corners or along the edges of a flat-roofed area, frequently point back to a waterproofing failure above.
Worn seams and flashing
Seams and the flashing where the roof meets walls or penetrations are common failure points. Once these open up, water gets in.
Catch it before it spreads
